Concept
The ABCs of architecture begin with a collaborative partnership between the Architectural Designer, Builder, and Client. Throughout this creative process, we take the time to understand your unique needs and priorities, ensuring we deliver what matters most to you and your family. Leveraging our extensive industry experience, we provide accurate costings and expert advice on value management and construction systems to align with your design and budget requirements.
Additionally, we’ll deliver a concept design, detailed specifications, and an initial estimate within a few weeks.
Design Development
Next, we dive into the details. Working closely with our experienced design, engineering and construction team, every aspect is carefully considered, resulting in a comprehensive set of Architectural, and Structural Engineering Drawings.
We then finalise our initial price estimates and provide you with a fixed price quotation.

An individual consultation will be arranged at E&S Tradings Selections studio, where you can discover top-tier appliances and chic plumbing fixtures that elevate your home experience. Construction
Built by expert trades with long-standing relationships, our team of carpenters see all our projects through from start to finish, accompanied by our locally based suppliers and trades that we have partnered with over several years.
Seeing your new home rising from the ground is an exciting process, and we keep you updated every step of the way with our online and app-based client portal. This gives you 24/7 access to everything about your project, including specifications, plans, selections, photos, job progress, finances, correspondence, and more. All from any computer, tablet, or smartphone.
Completion
Where did I leave the keys? There’s no flicking over the keys and driving off into the sunset at Beachstone Homes. We meticulously clean and inspect your home from top to bottom to ensure our quality standards are achieved. We arrange the Occupancy Permit and inspect your home with you before handover. Our handover is backed by a 90-day maintenance process, and statutory and manufacturer warranties.

Our concept design fee includes all the services outlined in the proposal. Before starting, we’ll need a re-establishment survey of your site to ensure all requirements are considered. If you don’t have one, we can provide a separate price for this survey.

As a rough guide, our custom homes typically start from $25k per square. The final price can vary based on factors such as size, design complexity, materials, and site conditions. During the initial Concept Design Consultation, we will work with you to establish a build budget and then tailor the design to balance size, complexity, and finishes, ensuring the final design stays within your budget.
How long does the concept design process take for a custom home design?
Typically, our concept design process takes 6-8 weeks, depending on the complexity of the project and any revisions required.
What if I require town planning approval for my custom home?
If town planning approval is needed, we’ll guide you through the entire process. We will prepare the necessary design documentation and connect you with a local town planning consultant, who you can work directly with to manage the application. Throughout this process, we’ll be available to provide further design advice and make any amendments needed.
Do you have any pre-designed custom homes and floor plans?
We specialise in fully custom homes, but we do have a portfolio of past designs that can be used as inspiration. If you’re looking for a quicker design process, we have a few pre-designed packages that suit all site conditions.
