Volume builders typically offer pre-designed homes with limited customisation options. They often don’t allow for tricky site conditions, sloping blocks, view aspects. Often only a 2-dimentional street facing façade is provided, rather than a 360-degree whole of home design.

Our concept design service provides a comprehensive plan tailored to your needs. It includes:

Are there any additional costs?
Our concept design fee includes all the services outlined in the proposal. Before starting, we’ll need a re-establishment survey of your site to ensure all requirements are considered. If you don’t have one, we can provide a separate price for this survey.

How much does a custom home cost?
As a rough guide, our custom homes typically start from $25k per square metre. The final price can vary based on factors such as size, design complexity, materials, and site conditions. During the initial Concept Design Consultation, we will work with you to establish a build budget and then tailor the design to balance size, complexity, and finishes, ensuring the final design stays within your budget.

How long does the concept design process take?
Typically, our concept design process takes 6-8 weeks, depending on the complexity of the project and any revisions required. 

What if I require town planning approval?
If town planning approval is needed, we’ll guide you through the entire process. We will prepare the necessary design documentation and connect you with a local town planning consultant, who you can work directly with to manage the application. Throughout this process, we’ll be available to provide further design advice and make any amendments needed.

Do you have any pre-designed homes?
We specialise in fully custom homes, but we do have a portfolio of past designs that can be used as inspiration. If you’re looking for a quicker design process, we have a few pre-designed packages that suit all site conditions.

Can I make changes to the design?
Absolutely. We collaborate closely with you to refine the design based on your feedback, ensuring it meets your expectations before proceeding to the next stage.

Will I receive an estimate of build costs with the concept design?
Yes, we provide upfront cost estimates and value management advice to ensure your design aligns with your budget before progressing further.

What happens after the concept design is finalised?
